The Chalet on Bimini Lake at Treasure Lake Pennsylvania 

Vacation Rental Agreement


This residential lease dated this ______ day of ____________, ______ between The Chalet on Bimini Lake, hereinafter called “Owner” and _________________________, hereinafter, called “Tenant”.

Whereas, the owner agrees to lease to tenant and the tenant agrees to rent from owner, The Chalet on Bimini Lake, located at Section 15, Lot 167, at Treasure Lake Resort, Dubois, Pennsylvania under the following terms and conditions:

TERM: The term of this lease shall be _____ days and _____ nights, beginning on the ____ day of _____________, after _____ __.M. and ending on the _____ day of ____________, ______ before ________.  Tenant agrees to honor the designated check-in and check-out times.

RENT: Tenant agrees to pay a confirmation deposit of $350.00.  A signed lease and deposit payable to The Chalet on Bimini Lake  must be received within two weeks after making a reservation or your reservation will be cancelled.  All dates are tentative until a deposit or full payment has been received in the mail.  The deposit will be applied to the total rent and in the event of a cancellation, the deposit will not be refunded unless the property is re-rented for the same rate and time.  If the property is re-rented, the deposit will be returned less a $35.00 service charge. The rate for the rental period is $_______. ___, including  6% state sales tax.  The balance due should be mailed two weeks in advance of your rental period to the following address: The Chalet on Bimini Lake Treasure Lake DuBois, Pennsylvania 15801. 

CARE & MAINTENANCE: Tenants are required to keep the Chalet clean and tidy.  Cleaning supplies, vacuums, brooms and mops are provided and are stored in the hall closet and laundry room.   A security deposit of $200.00 should be added to the total rental fee.  This deposit will be refunded if the there are no damages or missing items.  The security deposit will be returned to you upon inspection of the property after your vacation.  Tenant is responsible for damages to the property or missing items and hereby agrees to pay for repairs of such damages during your occupancy.  Please report any damages or breakage to us upon occurrence.   The Chalet can comfortably accommodate up to 10 guests for over-night visits.  Any failure of appliances, electric, heat or cable services will be repaired as quickly as possible.  Refunds will not be made due to inclement weather or mechanical failure.

KEYS: The doors will be unlocked on your arrival.  The keys are located on a hook inside the entry closet door.  When checking out, please make sure the stove and lights are turned off.  Lock all doors and place keys on the hook inside the closet door.  There is a $15.00 charge for lost keys.

SMOKING: This is a inside smoke free property and the owners appreciate your cooperation regarding this policy.  You can smoke outside on the decks if you desire.  Please use the ashtray to extinguish cigarette butts…do not throw butts over the rails or on the property grounds.

TELEPHONE: All long distance calls are to be paid by tenant with personal credit or calling cards.   INDEMNIFICATION: Tenant releases owner from liability for and agrees to indemnify owner or agent of owner against losses for any personal injury to tenant, tenant’s family, guests, or invitee while at the property.   The tenant releases owner from any loss, damage or inconvenience due to fire or other casualty.  A pontoon boat is available for your enjoyment at a dailly rate of $50 plus gas - Paid in advance.  Tenant releases owners from all liability during use of pontoon boat and assumes full responsibility for all occupants, equipment while using the pontoon boat.  Tenant understands owner will not be responsible for loss of any personal items by theft or from any cause.

PETS: Small familly pets are permitted at this property.

GENERAL INFORMATION: Tenant agrees to abide by all rules of the owners and Treasure Lake property Owners Association.  A brochure rack and bulletin board is located inside the entry.


1.  Bedspreads, pillows and blankets are provided.   You must bring your own sheets, pillowcases, bath towels, soaps, paper products and personal items.  There is one king bed, one queen bed, four single beds and one twin beds at the chalet.

2.  All rooms are completely furnished and decorated with prints, paintings, floral arrangements and personal items of the owners.  Please enjoy the Chalet and use proper care of all items. 

3. Check all rooms and remove personal items from laundry, bathrooms and all food items from the cupboards and refrigerator!

4.  Tenant shall be responsible and liable for the conduct of his/her guests.

5.  All trash should be removed from the chalet and placed in the large blue trash containers outside before departure.

6. In case of emergency (fire, medical) that requires immediate attention, contact the security office (371-1895) at the front gate for assistance.  

In witness whereof, the parties hereto have agreed to all terms of this lease agreement to be signed in person this day and year first above written.  This agreement constitutes the entire agreement between the parties and no oral statements shall be binding.  Please sign and return both pages of the lease with your confirmation deposit.  The $200.00 security deposit should be added to the balance due before arrival to the chalet.  A copy of the lease and confirmation letter will be mailed to you.  Thank you.

Check-in time is 3:00 PM or later. Check-out time is 11:00am.

Check-outs after 11:00 am may be subject to a charge for an additional night’s stay. We are flexible and will try our best to accommodate your requests, please let us know ahead of time your expected arrival and departure times.

No more than 10 persons may stay in this cabin, unless agreed upon prior to rental.

NO cancellations will be accepted due to weather, road conditions, acts of God or problems beyond our control.


A $25.00 handling fee will be charged for all returned checks. For reservations made less than 30 days before check in, all funds or TOTAL, as shown are immediately due. All reservations must be paid in full prior to check-in.
